
Frisby Lakes was never intended to be just another holiday park development.
When we first became involved with the site, we weren’t park operators at all, we were just supplying mobile log cabins. What we expected to be a straightforward supplier relationship quickly became something very different. As the first customers began purchasing at the site, we witnessed situations that did not sit comfortably with us. Customers had committed significant amounts of money and trusted in the vision they had been sold. When the original developer ultimately failed to deliver, left suppliers unpaid and disappeared with customer funds, those owners were left facing uncertainty and disappointment.
We were one of the businesses affected. At that point, we had a choice: walk away, or step in. We chose to step in. Not because becoming holiday park owners had always been the plan, but because we believed Frisby Lakes itself was too special a place to be lost, and because we felt a responsibility to try to make things right for the customers who had already invested in the vision.



Starting With a Different Mindset
Taking over Frisby Lakes wasn’t about continuing business as usual.
From the beginning, our motivation was to build something that reflected the values we believed were missing from too much of the industry: transparency, accountability, long-term thinking and doing what you say you will do.
We understood first-hand what happens when trust breaks down.
That experience shaped how we wanted to operate:
- Putting owners and relationships first
- Building for the long term, not quick returns
- Being clear and open in how the park develops
- Creating confidence through actions rather than promises
- Showing that successful holiday parks can operate differently
Over time, that commitment became bigger than Frisby Lakes itself.
Leading By Example, Not Just Talking About Change!
As conversations around standards in the holiday park industry have become more visible, we recognised that many of the concerns being raised were not isolated experiences.
Rather than standing on the sidelines, we decided to engage.
That has included supporting wider conversations around owner experience, contributing where we can to discussions with the Holiday Park Action Group, and helping bring attention to areas where better standards and stronger consumer confidence are needed.
Our view is simple: if an industry wants to earn trust, good operators should help shape improvements, not resist them.
That approach has led to Frisby Lakes being included in national conversations about the future of holiday park ownership. Through media coverage and industry discussions — including appearances on BBC’s panorama and ITV dispatchers, Frisby Lakes has been presented as an example of an operator seeking to do things differently and demonstrate what responsible park ownership can look like.
For us, that recognition has never been about publicity. It has been about showing that positive examples exist within the industry and that change is possible when operators prioritise transparency, long-term thinking and delivering on commitments.
We believe meaningful change happens in two ways: through policy and through example.
That’s why, alongside engaging with campaign groups, contributing to conversations with government and supporting efforts to improve standards across the sector, our focus remains on demonstrating what responsible ownership can look like in practice.




A Responsibility We Take Seriously
Frisby Lakes exists today because people refused to walk away when things went wrong.
That experience still informs how we think about every decision.
We don’t claim to have all the answers, and we don’t believe change happens overnight. But we do believe businesses have a responsibility to leave an industry better than they found it.
For us, Frisby Lakes has never just been about creating a beautiful place.
It has been about proving that there is another way to do things and helping create a future where owners across the industry can have greater confidence, stronger protections and better experiences.
