Plot Prices

Our plots starts from £215,000 and range upto £350,000. The Plot prices include a bespoke 45ft x 22ft mobile log cabin and a 99 year renewable lease on the plot.

Site Fees

Site fees are payable each year on the 1st of March

£4,994.96 - £5,444.96

Phase one is £4,994.69 inc VAT, Phase two is £5,444.96 inc VAT – Phase two is slightly more expensive due to the boreholes and ground source heat pumps.

Running Costs

Estimated running cost for for a year, based on the current usage of our owners

Depending on heating systems, level of insurance, energy usage and freequancy of occupaction.

Everything you need to know

12 MONTH HOLIDAY LICENCE

The Lodges are available for sale with a 12 month holiday licence, this means that you are able to use the lodges all year round. You must have another address as your main residence, evidence of this will be required annually. The licence gives you extra security as everyone here must comply with the same rules, Including new owners.

The properties are sold on a leasehold basis with a 99-year lease. There is an annual ground rent which includes the overall maintenance of the 100-acre park, road maintenance, external lighting, refuse, foul drainage treatment and insurance of the common areas.

Upon the re-sale of the log home, the site owners will be given first right of refusal to buy, based on an independent valuation. Upon the sale, 10% of the achieved value will be payable to the site owner.

To secure your plot for three months there is a two-thousand-pound deposit required. This deposit is non-refundable however, it is deducted from your final instalment.

A 40% deposit is required upon agreement of the purchase. This begins the production of your lodge. A second instalment of 40% is required on the day of delivery. The final 20% (less £2,000 holding deposit) is required to be paid upon completion.

From the date of order the Lodges roughly take 8-12 weeks to manufacture and arrive on site, then around a further 8 weeks to build.

We have live-in Park Managers who stays on the park 12 months a year. The managers are there to assist in emergencies and maintain the park.
